New growth is underway at the Bourbonnais Parkway and Interstate 57 interchange. PSI Construction broke ground on a $40 million warehouse complex on Tuesday on land behind the Road Ranger Travel Center along the west side of Exit 318.
As the first non-gas station development at the exit, Bourbonnais Mayor Jeff Keast said the project is the first step in reaching the area’s potential. “This is the first domino,” Keast said. “I’m extremely excited. This is a huge advantage for the community.” Keast said that with consistent interest from investors and talks of hotels, manufacturing and other businesses, he’s confident the opportunities will line up.
The area, previously zoned for manufacturing, now allows for the construction of four light industrial buildings as well as a street for access. The complex will include four warehouses at about 100,000 square feet on 48 acres, with the first building to be completed by fall 2027, PSI co-owner Joda Crabtree said. “We’re excited about this exit,” Crabtree said. “It’s the best-constructed exit along the interstate.”
PSI will begin phase 1 of the project by building the 111,600-square-foot warehouse to lease out. Three more phases will follow, which include building a warehouse in each phase. Company officials explained that upon the leasing of each warehouse, the next phase would begin. Justin Goselin, PSI co-owner, said the company is working with the future tenants now to learn their needs and tailor the first building. Goselin said he hopes to bring in manufacturing, not just storage warehouses.
